To mark this next step, we sat down with Rob Walker, our Project Manager who’s leading the charge, to learn what makes building in Whistler unique, and what Kenorah brings to the table. Kenorah has served the Lower Mainland, Fraser Valley, and Sunshine Coast for more than 40 years. We have a deep respect for the varying building needs that exist across BC, both with regards to geography and civics. We appreciate that building in Whistler presents its own unique opportunities and challenges.
Now that we’re officially on the ground in Whistler, Rob has learned quite a few things:
“One of the most interesting things I’ve learned about starting projects in Whistler is just how unique the building environment and permitting process are compared to the Lower Mainland. Whistler has its own design guidelines with a focus on durability & performance in colder climates and alpine architecture. The style of ‘modern alpine design” is a personal favourite of mine and being able to construct and renovate homes with this design style is appealing to me.”
Beyond aesthetics, Rob notes the importance of designing for the climate:
“The climate adds complexity, longer winters, shorter build seasons, and specific requirements for snow loads, insulation, and building envelope performance. This all has to be taken into consideration when planning a project. It’s not just about creating a beautiful home; it’s about designing and constructing something that thrives in Whistler’s mountain conditions.”
In sum, Whistler’s natural landscape presents practical challenges. The climate introduces complexities like longer winters, shorter build seasons, and significant snowfall. Fortunately, Kenorah is already ahead of the curve. As Rob points out:
“Whistler currently requires all new homes to be built to step code 4 with (EL-3) , This is something Kenorah has experience in as its already building to this step code in Vancouver as the COV requires the exact same step code.”

“What Kenorah can specifically offer that is currently not available in Whistler is a true fixed cost contract. We have found the typical design build process with a “cost plus method” to be clunky, costly and not in our client’s best interests.”
As Rob explained, the industry standard is often a “cost-plus” model, meaning that homeowners pay for all project costs plus a percentage markup. This transfers all financial risk (and responsibilities) to the client and can lead to stressful budget overruns. In contrast, a fixed-price model provides a single, guaranteed price before constructions begins, with the builder taking on responsibility and absorbing the risk.

We provide clients with complete confidence that we will deliver, but with the ease of mind that comes from being free from escalating costs. Rob describes a common and frustrating scenario we often see:
“A client comes to Kenorah with an outsourced design and asks for Kenorah to bid. Once the client receives the bids from multiple contractors they realise their dream design that has been drawn does not fit within their current budget and they are stuck in the conundrum of how do I alter the design to fit my budget or what do I with this expensive set of drawings that are not feasible to build.”
Kenorah’s design-build approach circumvents this issue by designing to budget from day one:
“What we specialise in is cost engineering a design from the very first concept to ensure that we are designing the dream home to your available budget. By using this method, we allow the client to prioritise their budget from the get-go. This ensures when the design is complete and we are starting construction we have all the decisions made and a fixed budget that is not going to alter as we progress.”
This unified approach creates a dynamic of trust between our team that has been fostered by years of continued collaboration.
